Banks allow to use & lock the total value of your property, you are free to use the funds as you see fit. Your property acts as collateral for the loan, but you can continue to use it as before.

LTV on property - Its depends on regulatory Norms. But, Loan to value ratio, or LTV in short, is the key factor in determining the maximum loan that you can raise against your pledged property. Higher the LTV offered are varied by the financial institution, greater the approved loan amount. For example, if the LTV ratio offered by the financial institution is 60% and the current value of your pledged property is estimated to be of INR 25 lakhs, then depending on the lender’s evaluation of your property, you can get a maximum of 60% of your property’s value, that is INR 15 lakhs as the loan amount. The LTV ratios offered in a loan against property is subject to change as per each lender’s policy and might have some further terms and conditions.
